Hollis Greer
"A good lease is boring. I write boring leases, and I answer the phone when the furnace quits."
About Hollis
Hollis Greer has been a superintendent, a leasing agent, a property manager and, for one long winter, the person who shoveled the sidewalk of a forty-unit building in Albany at five in the morning. Over fifteen years in residential property management, Hollis has handled about every call a building can produce: frozen pipes, a raccoon in the ceiling, a tenant who wanted to keep bees on the roof, an owner who wanted to raise the rent in the middle of a lease. Hollis's view, after all of it, is that most problems between landlords and tenants come from a lease nobody read and a phone nobody answered.
Hollis joined Fieldstone & Finch in 2019 to build the rental desk, which had until then been a filing cabinet in Walt Fieldstone's old office and a lot of favors. Today the desk manages twelve homes for their owners, mostly in Kingston, Saugerties and Rosendale: single-family houses, a handful of apartments in two-family buildings, and a couple of homes belonging to owners who have moved away but aren't ready to sell. Hollis also places tenants in homes that owners manage themselves, and helps our sales agents when a buyer is purchasing a building with tenants in place.
For renters, Hollis runs a straightforward process: a showing, a written application, a consistent screening applied to every applicant the same way, and a lease written in plain language with every fee spelled out. New York limits what a landlord can charge at application and caps security deposits at one month's rent, and Hollis follows those rules to the letter. Lawful source of income, including housing vouchers, is a protected class in New York, and every application is evaluated the same way regardless of how the rent will be paid.
For owners, Hollis handles the whole job or just the parts you want: pricing the rent from current comparable leases, marketing, showings, screening, the lease, move-in and move-out inspections with photographs, rent collection, repairs through a short list of local tradespeople, and a monthly statement you can actually read. Owners get a call before any repair over $400, except in an emergency, when Hollis will act first and call you right after.
Hollis lives in Kingston's Midtown in an apartment above a bakery, which explains a great deal about the office's snack situation, and spends weekends restoring a 1970s sailboat on the Rondout that may or may not float by next summer.

The rental market in Kingston is a little softer than it was last year: more listings, and homes are taking a week or two longer to lease. Pricing a rental correctly in the first week matters more than it used to.
Reviews
Our boiler died on a Sunday in January. Hollis had someone there by three o'clock and called us twice that night to check the house was warm.

I moved to Portland and kept my Saugerties house. Hollis's monthly statements are the clearest financial document I receive, and I work in finance.
