Open houses

Come on in

Most Saturdays and Sundays, one of us is standing in a front hall somewhere in the valley with a stack of floor plans. No appointment needed. Wipe your feet.

Open houses get added through the week as sellers confirm. If you'd like a house that isn't on this list, any of our agents can show it to you by appointment, usually within a day or two.

What to expect at one of our open houses

You'll be greeted at the door and asked to sign in. We ask for a name and an email or phone, and that's to let the seller know how many people came and to follow up if you'd like more information. We won't put you on a mailing list you didn't ask for.

You don't need a buyer agreement to walk through an open house. If you'd like one of us to show you other homes privately afterward, New York now requires a short written agreement first. It says what we're paid, that the amount is negotiable, and how long it lasts. We'll explain it in plain English and you can take it home to read.

Open the closets. Look in the basement. Run the taps. Ask the host anything: when the roof was done, what the taxes are, why the sellers are moving (we'll tell you what we're allowed to). If you're already working with an agent from another brokerage, just say so at sign-in, and we'll send them the disclosures.

A few habits that help

  1. Plan two or three, not six

The valley is bigger than it looks on the map. Beacon to Saugerties is a good 45 minutes. Pick a cluster.

  2. Drive the road twice

Once on the way to the open house, once at the time of day you'd be commuting. Check the train or the Thruway on a weekday.

  3. Take the floor plan home

Write the date and three things you remember on it before you get to the next house. They blur together by Sunday night.

  4. Bring your questions about money

Taxes, heating fuel, septic, HOA. Every listing sheet we hand out has the numbers.
