Mortgage calculator
What will it cost each month?
Put in a price, your down payment and the real tax bill from a listing, and see an estimated monthly payment. It's a starting point for a conversation with a lender, not a quote.
Estimate your payment
Estimates only. Does not include private mortgage insurance, utilities, maintenance or closing costs. Your lender's loan estimate is the number to rely on. Information deemed reliable but not guaranteed.
About the default numbers
We start the calculator at a 6.1% interest rate on a 30-year fixed loan, which is roughly where average rates sat in early autumn 2025. Rates change daily and depend on your credit, your down payment, the loan type and whether you pay points, so your rate may be higher or lower. Ask two or three lenders for a loan estimate on the same day and compare them.
The example house is $549,000 with $109,800 (20%) down, $9,800 a year in property taxes and $1,800 a year for homeowner's insurance. That works out to about $2,662 a month in principal and interest, and roughly $3,628 a month all in. Change any of it.
What goes into the number
- Principal and interest
- Your loan amount (price minus down payment) repaid over the term at the interest rate, calculated the standard way, as a fixed monthly payment. Early payments are mostly interest; later ones mostly principal.
- Property taxes
- Divided by twelve. Most lenders collect them monthly into an escrow account and pay the bills for you. In the Hudson Valley, taxes are often the second-biggest part of the payment. Use the real annual figure from the listing, and remember it combines town, county and school taxes. A new owner's assessment can change after a sale in some towns.
- Homeowner's insurance
- Divided by twelve. Older houses, houses with oil heat or wood stoves, long driveways far from a fire hydrant, and houses in flood zones cost more to insure. Get a quote before you sign a contract.
- HOA or condo fee
- Monthly, as stated. For example, Unit 4B at The Foundry Lofts in Kingston has an HOA of $412 a month.
What it leaves out
- Mortgage insurance. With less than 20% down on a conventional loan, lenders add private mortgage insurance, often $50 to $250 a month depending on your credit and down payment. FHA loans have their own mortgage insurance.
- Flood insurance, if the house is in a mapped flood zone.
- Utilities. Heating oil or propane for an old house can run several thousand dollars a winter. Ask the seller for a year of bills.
- Maintenance. A common rule of thumb is 1% to 2% of the price a year, more for a house over a hundred years old.
- Closing costs and taxes at purchase, including the mortgage recording tax (about 1% to 1.05% of the loan, depending on county) and, on homes of $1,000,000 or more, New York's 1% "mansion tax", paid by the buyer. See what it costs to buy.

A note on rates
Rates move every week; read our June post on rates for how we think about them. We don't arrange loans and we're not paid by lenders. For a real number, talk to a lender; for a list of local lenders and mortgage brokers our clients have used, ask any of our agents.
