Unit 4B, The Foundry Lofts
77 Spark Street, Kingston, NY 12401
$415,000
2 bd · 2 ba · 1,180 sq ft · 4th floor · Built 2023 · HOA $412/mo
A new building in an old part of town
The Foundry Lofts went up in 2023 on the site of a machine shop in Midtown Kingston, the part of the city between Uptown and the Rondout where the old factories and warehouses are turning into studios, bakeries and apartments. The architects kept the language of the street: corrugated metal siding, tall black-framed windows, small steel balconies, and a brick base that echoes the shop that used to be here. There are 24 units on four floors. Unit 4B is on the top floor at the northwest corner, which means windows on two sides and a view over the rooftops toward the Catskills.
Inside, the ceilings are 12 feet, the floors are white oak, and the kitchen runs along one wall with an island you can actually sit at: quartz counters, an induction range, a full-size refrigerator and dishwasher, and a pantry closet. The two bedrooms are at opposite ends of the unit, each with its own bath, which works well if you have a roommate, a partner who gets up at five, or a home office you want to close the door on. There is a stacked washer and dryer in the hall closet. The balcony is 5 by 12, big enough for two chairs and some tomatoes.
If this would be your first home
I taught eighth grade for eleven years before I started selling houses, so forgive me for explaining things. A condo is a home you own outright, inside a building you own a share of together with your neighbors. The monthly HOA fee, $412 here, pays for the parts you share: building insurance, the elevator, water and sewer, trash and recycling, snow removal, landscaping and a reserve fund for the roof and the big repairs years from now. You'll still need your own insurance for the inside of the unit (usually called an HO-6 policy), and you pay your own electric and internet.
Two things matter more with a new building than an old one. First, your lender will want to review the condo association's budget and questionnaire; we already have both, and lenders have been approving buyers here, including with low-down-payment loans. Second, the property taxes on new construction can change as the city finishes assessing a building. The 2025 bill for 4B was $6,880. I'd plan for some movement and we'll show you how the neighboring units were assessed.
For comparison, Unit 2A, two floors down on the courtyard side and slightly smaller, sold in March for $398,000.

The neighborhood
Midtown is Kingston's busiest work-in-progress. Within a few blocks of Spark Street you'll find artists' studios in an old cigar factory, a brewery taproom, a farm-stand grocery, two coffee places and a performing arts space. Uptown, with the Stockade district's stone houses and covered sidewalks, is a five-minute drive or a 20-minute walk; the Rondout waterfront is about eight minutes. For the city, there are commuter buses to Manhattan (about two hours), and Amtrak at Rhinecliff is across the bridge, 20 minutes away.
