How to read a sold list

A few things we'd tell a friend. Sale-to-list ratios say as much about how a house was priced as about the market: the Hearthstone Lane house went over asking partly because it was priced honestly for its kitchen. The Rhinebeck farmhouse sold under asking because high-end houses in the valley took longer this summer than last, and the sellers chose a fair offer in August over waiting for spring. Both were good outcomes.

Days on market is counted from the day a house is listed to the day the seller accepts an offer, not to closing. In New York, an accepted offer isn't binding until the attorneys finish the contract and both sides sign; closings usually follow 45 to 75 days after that.

And yes, we list some of the houses we helped buyers purchase. When a sale says "buyer," the house was listed by another brokerage and we represented the people who bought it.
