Home value
What's my home worth?
A real number from a local agent, not an algorithm. Tell us about the house and an agent who sells in your town will send you a price range and the recent sales behind it, usually within one business day.
Why we don't give you an instant number
Automated estimates are useful in subdivisions where every house is the same. In the Hudson Valley, almost nothing is the same. Two 1920s houses on the same Beacon street can sell $120,000 apart because one has a finished attic, a new roof and off-street parking and the other has a 1980s kitchen and a wet basement. A farmhouse in Stone Ridge might have an agricultural assessment, a bank barn and forty acres, or two acres and a falling-down shed. An algorithm sees "4 bedrooms, built 1810" for both.
So a person looks at yours. Your agent will pull the sales that actually compare, adjust for what makes your house different, and tell you where they think it would sell today, as a range. If we'd need to see the house to be honest about it, we'll say so.

What happens next
- An agent in your town reads it
Requests from Beacon, Cold Spring and Dutchess County go to our Beacon office; Ulster and Columbia County go to Kingston.
- We look up the house
Public tax records, past sales of the property, and recent sales nearby. If it's been listed before, we'll look at the old listing too.
- You get a range and the comparables
Usually three to six recent sales, with a sentence on why each one is higher or lower than yours.
- No pressure
If you're just curious, that's fine. We'll check in once, and if you'd rather we didn't, say so.
What moves value around here
Some things matter more in the valley than buyers expect, and some matter less.
- Walking distance to a train (Beacon, Cold Spring) or to Main Street. Often worth more than an extra bedroom.
- Municipal water and sewer versus a well and septic, especially for city buyers.
- Heat. A newer high-efficiency system, or a heat pump, is noticed; an old oil boiler is priced in.
- Taxes. A high tax bill relative to neighbors can push buyers to other towns.
- The original details in older houses: wide pine floors, pocket doors, plaster moldings, slate roofs.
- Less than you'd think: a pool, a formal dining room, a finished basement with a low ceiling.
