Room for everything, and a trail out back

I get one question from almost every buyer leaving the city: can I get more space without buying a project? This is a good answer. 88 Orchard Crest Drive is a 1994 center-hall colonial on just over an acre, on a quiet loop of similar houses on the old orchard land south of the village. It's been owned by one family since it was built, and they've kept it the way you'd want: roof in 2016, a new furnace and central air in 2020, a renovated kitchen in 2017, and a basement finished in 2015 with real walls, carpet tile and a daylight egress window, not a weekend project with paneling.

The layout is classic for the period. Living room and dining room on either side of the front hall; a big eat-in kitchen across the back, open to a family room with a wood-burning fireplace and sliders to a deck. Upstairs, four bedrooms and two full baths, including a primary suite with a walk-in closet. Downstairs, a family room, an office nook, and a storage and laundry room. The two-car garage is attached, with a door into a mudroom.

The back of the lot slopes down to a strip of woods, and a path through it gets you to a side entrance of the Wallkill Valley Rail Trail in about four minutes. I ran it from here to the trestle over the river and back on the morning I took the listing. Flat, crushed stone, shaded. It goes north into the village and south through Gardiner, so it's also how a lot of people here get to town on a bike.

Getting to the city

New Paltz doesn't have a train, so let me be plain. You have three choices. Drive: the Thruway entrance is eight minutes from the house, and it's about an hour and a half to the city without traffic (with traffic, I'm not going to tell you a number). Bus: commuter coaches leave from the park-and-ride in the village and take about an hour and forty-five minutes to Midtown. Train: Metro-North from Poughkeepsie, about 25 minutes' drive across the river, then roughly an hour and fifty minutes to Grand Central. Most people I've moved up here go in two or three days a week and use some combination.

The neighborhood

Orchard Crest is a loop of about 30 houses built between 1988 and 2001, two miles south of the village. Main Street, with its cafés, bike shop, bookstore and the university at its west end, is about ten minutes by car or a flat 20 by bike on the rail trail. The Shawangunk Ridge is right there: the carriage roads and climbing cliffs are 15 minutes away, and the state park with the lakes and waterfalls is about 25. In the fall, the orchards on the roads around here open for picking and the traffic on weekends picks up accordingly.
