Theo Marchetti
"In the Highlands the houses are small and the views are enormous. I'll help you find the right trade."
About Theo
Theo Marchetti grew up in an apartment above his family's tailoring shop in the Bronx, where he learned two things: that measurements matter, and that people will tell you their whole life story if you give them a chair and a cup of coffee. He studied history, spent a few years leading walking tours and working in a museum education department, and moved to Cold Spring in 2012 for a job with a historic-site nonprofit in the Highlands.
He spent his weekends hiking every trail on both sides of the river and his evenings, increasingly, at open houses. "I was the guy who asked the listing agent when the house was built and then told her the rest of its history," he says. Nadia Finch was one of those listing agents. In 2015 Theo got his license and joined the Beacon office.
Theo works mostly in Cold Spring, Garrison, Nelsonville and the southern end of Beacon. The Highlands are a hard market for buyers: the villages are small, the old houses rarely change hands, and the ones with river views go fast. Theo keeps a running list of owners who have told him they might sell "in a year or two," and more than one of his buyers has bought a house that never went on the open market. He's patient with buyers who need to wait for the right house, and honest with buyers who need to widen their search.
He's also the brokerage's go-to for townhouses and condos in the river towns, and for first-time buyers who want a train commute and a trailhead within walking distance. Cold Spring's Metro-North station sits at the bottom of Main Street, and Theo can tell you which streets have the easiest walk to it, which ones are steep enough to matter in January, and where the weekend hikers park.
Because of his history background, Theo is often the person clients call when they want to know who built their house, what it looked like in 1900, or how to research the deed chain. He'll happily spend an afternoon at the county clerk's office on your behalf.
Theo speaks Italian, learned at his grandparents' kitchen table and polished during a year in Bologna. He lives in Nelsonville with his partner and an elderly beagle named Pasquale, and he is the reigning champion of the brokerage's annual chili cook-off.

Reviews
Theo found us a house in Cold Spring that was never listed. He'd been talking to the owner for two years.

He brought us a copy of our house's 1891 deed as a closing gift. We framed it.

Patient, funny, and completely straight with us about which streets flood.
