"Bring boots. The good part of the property is usually past the wet part."
Eli Brandt spent his twenties on a survey crew, mostly in Ulster and Greene Counties, dragging a chain and later a GPS rover through hemlock ravines and old pastures. He learned to find a 1902 iron pin under a stone wall, to read a deed description that starts "from a large chestnut stump," and to tell when a neighbor's shed was eleven feet over the line. He also learned that most people buying land have no idea what they're buying, and that the people selling it often don't either.
He got his real estate license in 2012 and joined Fieldstone & Finch the same year, working closely with Walt Fieldstone (first from a desk in Beacon, then from the Kingston office when it opened in 2017), who had been selling farms in the county since the 1980s. When Walt retired in 2021, Eli took over most of the brokerage's land and farm business. He now handles about thirty land and farm transactions a year, from building lots in Gardiner to working farms in Stone Ridge and Accord to off-grid cabins up dirt roads in Olive and Shandaken.
Land is a different kind of real estate, and Eli's process reflects it. Before he lists a parcel, he walks the boundaries, finds the pins where he can, and pulls the deed, the survey, the tax map and any easements. He'll tell you whether a perc test has been done and what it showed, where a well is likely to hit water at a reasonable depth, whether there's power at the road or a half-mile of poles to pay for, and whether the driveway you're imagining needs a permit and a culvert. For farms, he'll explain how an agricultural assessment works in general terms, what happens if you stop farming the land (ask your attorney about rollback taxes before you assume anything), and how a conservation easement might limit what you can build.
He's also the brokerage's resident expert on timber frames, solar arrays, wood boilers and the kind of house that has a composting toilet and a very proud owner. He doesn't judge. He'll just tell you what the inspector is going to ask.
Eli drives a 2004 pickup with a cracked dash, 290,000 miles and a box of survey flags behind the seat. Clients ride along whenever they want to, and many say the drive between properties is where they learned the most. He lives on eight acres in Marbletown with his wife, two kids, a flock of laying hens and a woodlot he manages for firewood. On fall weekends he's usually at a hunting camp or splitting wood; in summer he coaches a youth baseball team that has, he says, "great attitudes."

Eli walked all thirty-eight acres with us, twice, and pointed out the wet corner of the hayfield before the surveyor did. We bought it anyway, with our eyes open.
— Margaret O., bought a farm in Stone Ridge, 2024
We'd had our land on the market with another company for a year. Eli got a new perc test done, figured out the power was closer than anyone thought, and sold it in two months.
— Don and Lucy H., sold land in Olive, 2025
He knew more about our wood boiler than the man who installed it.
— R. Castellano, bought in Accord, 2024
