Timber frame, sun, water
The waterfall is real. It's on the property, about 300 feet from the house down a footpath: a 25-foot drop over layered bluestone ledges into a pool you can stand in up to your knees. It runs hard in April, loud enough to hear from the porch. By August it thins to a ribbon. In January it freezes into something worth walking down to see with a thermos.
The house was built in 2006 by a timber-framing shop for the owners who still live here. White oak frame, mortise-and-tenon, oak pegs, raised on a site the builders chose for the sun. The main room is a great room open to the roof ridge, with a south wall of tall windows, a soapstone wood stove, and the kind of joinery you'll keep looking at. Walls are structural insulated panels, so it's tight: the owners heat most of the winter with two cords of wood and the radiant floors.
The solar array on the south roof is 9.6 kW, installed 2019, owned outright, not leased. That matters. Owned panels transfer with the house; there's no lease to assume. Over the last twelve months the array produced about 92% of the house's electricity. The sellers will share the utility bills and the production data.
The land
Nine acres, nearly all wooded: hemlock along the stream, oak and maple on the slope, a few big white pines. The stream that makes the falls crosses the property from the northwest and leaves along the south line. There's a small clearing above the house with a stone wall from when this was pasture, a vegetable garden inside deer fence, and a woodshed that holds four cords. The driveway is 600 feet, gravel, uphill, with a turnaround. A plow contractor does it for $65 a storm. In mud season, it's mud.
Part of the stream corridor is mapped as a regulated wetland buffer. That means you can't build near it, which nobody would want to anyway. Survey and wetland map are on file.
