"A two-family is a house and a small business. I'll help you look at both."
Rosa Delgado grew up on the top floor of a two-family house across the river, in a building her parents bought in 1991 with a down payment saved from two jobs each. The rent from the downstairs apartment paid most of the mortgage. Her father did the repairs; her mother kept the books in a green ledger that Rosa still has. By the time she was twelve, Rosa was translating lease renewals for tenants and could explain a water bill better than most adults.
She studied accounting, then spent seven years as a property accountant for a management company that ran apartment buildings in the lower Hudson Valley. She reconciled rent rolls, built operating budgets and sat in on dozens of building sales, usually as the person who had to explain why the seller's numbers didn't match the bank statements. In 2014 she got her real estate license, and in 2015 she joined Fieldstone & Finch in Beacon.
Rosa works mostly with multifamily and small investment properties: two- and three-family houses, buildings with a shop downstairs and apartments above, and the occasional small apartment building. Her buyers range from first-time owners who want a tenant to help with the mortgage, to local investors adding a fourth or fifth building, to families buying a house big enough for two generations. She'll walk you through a rent roll line by line, compare the leases to what the seller says, and help you estimate real operating costs: taxes, insurance, water and sewer, repairs, vacancy, and the boiler that's about to retire.
She's also plain about the rules. New York's rental laws changed significantly in 2019, and depending on the town and the building, there may be local rules about rent increases, security deposits and evictions. Rosa can tell you what to ask, and she'll tell you to put the specific questions to your attorney before you sign. Existing tenants come with the building and have rights; she'll make sure you understand that before you make an offer, not after.
Rosa is fully bilingual in English and Spanish, and roughly a third of her clients prefer to work in Spanish. She can walk you through the process, the offer and the disclosures in either language; contracts are prepared by attorneys and are in English, and she'll help you find an attorney who can explain them in Spanish if you'd like one.
She lives in Beacon with her husband and their teenage son, who has been asked to stop reading listing descriptions out loud at dinner. On weekends she's usually at her son's soccer games or cooking for far more people than are coming.

Rosa was patient through three inspections, two appraisals and one very difficult seller. She found a $9,000 problem in the rent roll that nobody else had noticed.

Rosa nos explicó todo en español, desde la oferta hasta el cierre. Mis padres por fin entendieron cada paso. (Rosa explained everything in Spanish, from the offer to the closing. My parents finally understood every step.)
— Gabriela M., bought in Beacon, 2024
We sold our three-family with two tenants in place. Rosa handled the estoppel letters, the leases and the buyer's questions, and the tenants actually thanked her.
