"I'll tell you the porch is lovely and the septic is from 1974. You need to know both."
Nadia Finch spent the first part of her working life as an architect in Brooklyn, mostly on brownstones and row houses from the 1870s and 1880s. Her firm's work was the kind nobody photographs: rebuilding a sagging stair, finding the original cornice line under three layers of aluminum, convincing an owner that the parlor floor didn't need to be open-plan. She learned to read a house from the cellar up, and to be suspicious of any wall that sounded hollow when it shouldn't.
She and her husband bought a weekend house in Beacon in 2003, when Main Street still had more empty storefronts than galleries. By 2005 they had moved up full-time, and Nadia found herself helping friends and then friends of friends look at old houses in the valley. "I was going on showings with a flashlight and a moisture meter," she says, "and the agents kept asking me if I wanted a job." She got her salesperson's license in 2006 and her broker's license three years later, when she and Walt Fieldstone opened the brokerage in two rented rooms on Ferry Lantern Street.
Counting the architecture years, Nadia has more than 25 years of experience inside old houses. She still carries the flashlight. Clients tend to remember the moment she lay down on a basement floor to look at a sill plate, or pointed out that a "1920s" house was actually an 1850s farmhouse that had been wrapped in a newer one. She can tell you whether the pocket doors will run again with new hardware, roughly what a slate roof repair costs, and when a fieldstone foundation's seasonal damp is a nuisance rather than a problem.
As principal broker, Nadia supervises every transaction the brokerage handles, from a $189,000 lot to a $2 million estate, and she reads every contract before it goes to the attorneys. She still lists and sells, mostly historic houses in Beacon, Cold Spring and Garrison, and she's particular about which listings she takes. If she thinks the price you have in mind won't hold up against the comparable sales, she'll say so at the kitchen table, show you why, and let you decide.
Her approach to selling is plain: fix what a buyer's inspector will find, leave the character alone, describe the house honestly and price it where the market is. Her approach to buying is the same in reverse. She'll walk the house with you, tell you what's original and what isn't, and help you sort the things you can live with from the things you'll be paying for in five years.
Outside work, Nadia is slowly restoring the eighteen original windows of her 1872 house on the hill above Main Street, at a rate of about two a winter. She sits on a volunteer committee that helps owners of older houses find period-appropriate repairs, sketches houses in a small notebook she keeps in her coat, and can be found most Saturday mornings with a coffee on the bench outside the Beacon office.

Nadia priced our house lower than two other brokers did, and explained why with a folder of comparables and a sketch of our floor plan. It sold in nine days, over asking.

She found the rot in the sill before our inspector did, then got a carpenter out to price it so we could negotiate with a real number. I've never seen an agent crawl under a porch in a good coat.
— Theresa M., bought in Beacon, 2025
We inherited my mother's house in Garrison and had no idea where to start. Nadia walked us through the estate side with our attorney, told us which repairs mattered and which didn't, and never once rushed us.
